Fall Parade of Homes 2026: How to Spot a True Custom Builder in Bismarck
The Bismarck-Mandan Home Builders Association runs the Fall Parade of Homes from Thursday, September 24 through Sunday, September 27, 2026. A $10 ticket gets you into every home on the tour (that includes one of our own!), all four days, and kids get in free when accompanied by a parent or guardian. Full ticket and location details live on the official Parade of Homes site, but the high-level version is this: for four days, doors to homes across Bismarck and Mandan open, and it's your best chance all year to walk through the best of the best.
Test Drive Your Custom Home Builder at the Bismarck Parade of Homes
Unlike an open house or a resale listing, the Parade of Home only features new builds. Every home on the tour just left a builder's crew, which means you can compare current layouts, current designer finishes, and current price points side by side over one weekend. Few events give you that kind of direct look at builder quality so you can compare for yourself which builder could be a good fit to build your dream home.
Custom Home vs. Production Home: What Distinguishes Bismarck Home Builders
A production home starts with a set plan the builder repeats block after block, with a short list of finishes to pick from.
A custom home starts with your list, your site, and your budget, and the architectural plan gets drawn around those three things instead.
Each of these approaches solve different problems. If you need a home built quickly and are working with a fixed, lower price point, you’ll want to consider a production home. If you need a layout built around your family’s needs and budget is less of a limiting factor, you’ll want to consider a custom home.
Walk a home at the 2026 Bismarck Parade of Homes with that question in mind: did the builder start with a plan and fit a family into it, or start with a family and build a plan around them?
What to Ask as You Tour Parade Homes
Before you step into that first home on the tour, we recommend you write out a list of questions with you and the visit turns into real research instead of a nice afternoon out. Here are a few to consider:
- Who designed this home: an outside architect or the builder's own in-house team?
- What is the energy performance? Ask about insulation, air sealing, and HVAC, in addition to square footage. (The larger the home, the more costly it will be to heat and cool.
- How many finish choices came standard, versus how many were built for this specific client?
- What happens if a change comes up mid-build? Who owns that conversation?
- Are the financials open book?
